New Construction Homes in Punta Gorda, FL: Willow and Turnleaf, Side by Side (October 2026)

What the price gap actually buys
On paper Turnleaf’s cheapest detached plan is $14,000 under Willow’s cheapest detached plan. In practice the comparison is amenity timing against gate and clubhouse. Willow’s campus is finished and in use; you pay the HOA that funds it from day one and you use it from day one. Turnleaf’s dues start lower and its clubhouse is still a building site, which is the trade the early price reflects. Neither is the better deal in the abstract; it depends on whether you are moving in next spring or holding the home for two years.
The second difference is the gate. Willow has one. Turnleaf’s developer, GreenPointe, has said in writing that the community will be open access with resident-only amenities — access control sits at the pool and clubhouse rather than at the road. Our Turnleaf site covers what open access means day to day.
The fees, line by line
Both communities sit inside a Community Development District, which means a non-ad-valorem assessment on the Charlotte County tax bill in addition to HOA dues. Turnleaf publishes its range: the Coral Creek CDD runs $799.87 to $2,399.61 a year depending on the home and homesite, on top of HOA dues of $88 to $292 a month by collection (the Turnleaf HOA and CDD page). Willow’s district is the Tuckers Pointe CDD; the per-lot figure depends on the homesite, and we pull it for any address you are considering. How a CDD lands on a tax bill, and why the first-year tax figure on a new home is not the second-year figure, is in our CDD vs HOA guide and property-tax guide.
Where the prices moved in October
Turnleaf repriced in both directions this month — Americana plans up $10,000 to $20,000 and every Executive plan down, the Amalfi by $60,000 (the full list). Willow’s Goodall fell to $323,999 and the Teller to $381,999 while the Pauling edged up (all 25 Willow plans). Both are closer to their next move than their last one, which is why every figure here carries a date.
Questions people ask
Which is cheaper, Willow or Turnleaf?
For a townhome or villa, Willow — Turnleaf is single-family only. For a detached home, Turnleaf’s Abbey at $251,999 is under Willow’s cheapest patio home at $265,999 on 26 October 2026. The all-in monthly figure can reverse that once HOA, CDD and the homesite premium are added, which is why we price a specific home rather than a headline.
Is Willow gated? Is Turnleaf?
Willow is gated. Turnleaf is not and is not planned to be; the developer’s statement is that the community will not have restricted access, with amenities reserved for residents.
Do Willow and Turnleaf have a CDD?
Yes, both. Turnleaf’s Coral Creek CDD is published at $799.87 to $2,399.61 a year by homesite. Willow sits in the Tuckers Pointe CDD; the figure is per lot and we quote it per address.
Are the amenities open?
Willow’s are built and open. Turnleaf’s clubhouse and pool are under construction and the developer has not announced an opening date.
