This is the same discipline applied across all six at once: Lennar’s published starting price, the lowest home published with an address and a price, and the number of homes listed as available, all read from Lennar’s own community pages on 26 October 2026. It is a snapshot, not a forecast, and it will be re-dated when it changes.

All figures are Lennar’s published starting prices and availability counts on 26 October 2026, read from Lennar’s community pages. A starting price is the base price of a plan on a standard homesite; homesite premiums, options and closing costs are added. A published home can sell the same day.
How to read it
The county is the first sort. Charlotte County holds the two lowest entry points (Willow and Turnleaf, both off Burnt Store Road in Punta Gorda), Lee County the middle (Alva and Estero), Collier the top (Naples). That is land cost more than it is house, and it is also the order of the drive to the Gulf. Our three-county guide covers what each one buys you beyond the price.
“Plans from” and “lowest home” are different numbers in both directions. At River Hall Country Club the available Trevis are $32,393 under the cheapest plan, because finished inventory carries a builder’s holding cost. At Valencia the lowest available home is $75,000 over the cheapest plan, because every remaining homesite on Double Eagle Trail carries its premium and, on most, a pool. Neither is a trick; both are worth knowing before you compare communities on a headline figure.
Availability says where the pressure is. Kingston opened on 17 October 2026 with 25 Lennar homes listed and four builders selling; Willow has 34 and is deep in its sales cycle; Turnleaf’s six and Valencia’s four are closeout positions, where the September incentives were strongest. Daniels Creek has not released anything.
Where the prices moved this month
Turnleaf repriced in both directions — Americana plans up $10,000 to $20,000, every Executive plan down, the Amalfi by $60,000 (the full list). Willow’s Goodall fell to $323,999 and its Teller to $381,999 while the Pauling edged up (all 25 plans). Valencia cut the Tivoli to $485,999 and the Princeton II to $491,999, putting three of its four plans under $500,000 (Valencia news). River Hall’s three plans and Kingston’s seventeen were unchanged on the day.

Willow, with 34 listed on 26 October 2026, followed by Kingston’s 25 Lennar homes. Turnleaf (6) and Valencia (4) are closeouts.
Why is a finished home sometimes cheaper than the plan price?
Inventory carries a holding cost for the builder. At River Hall Country Club three Trevis were listed from $292,097 against a $334,490 to-be-built price on the same day.
